Medina incorporated in 1955 and has stayed a city of single-family houses on generous lots along Lake Washington. Many of those houses have been renovated more than once since they were built, and a chimney often tells that story: a newer cap on an older crown, a gas log set in a firebox built for wood, a flue that was capped off during a remodel. An inspection sorts out what each part is and what shape it is in.
State housing counts list Medina's entire stock, 1,131 units in the 2020 census base, as single-unit homes. Large houses can mean one masonry stack serving a living room, a library and a basement, or it can mean a single fireplace. We find out on site rather than guessing.
The Chimney Safety Institute's Level 2 procedure is explicit that the inspection includes all flues within a chimney and their connected appliances. That is how we scope a Medina inspection: one chimney, every flue inside it, each one photographed and named in the report so you know which room it belongs to.
Medina runs along the shore of Lake Washington, which King County describes as the largest of its three major lakes and the second largest natural lake in the state. Open water means fewer windbreaks between a roofline and the weather.
Climate records for western Washington show the strongest winds tend to come from the south or southwest during late fall and winter. On the roof we therefore compare the weather-facing faces of the crown and brick with the sheltered ones; a difference between the two is often the first hint of where water is getting in.
Every chimney inspection we do in Medina includes:
Smoke coming back into the room, or a smell that won't go? Book the inspection first.
Book nowTwo requests come up most. Buyers want to know what they are taking on before closing, and owners want a baseline after years of not thinking about the chimney. In both cases the useful answer is the same: a clear list of what is fine, what needs watching and what needs work, with a photo behind every line.
Tell us how many fireplaces or stoves the house has and which ones you use, so we bring the right camera and ladder.
We open each firebox, test each damper and look up every flue we can reach from below.
The crown, cap, flashing and upper brick are checked on all sides, including the side facing the prevailing weather.
You receive the photos and a plain-language list: sound, monitor, or repair, with a written quote for anything in the last group.

CSIA states that water harms masonry chimneys more than fire does, and it points to four defenses: a cap, a properly built crown, sound flashing and a water repellent. An inspection report here usually spends more lines on those four items than on soot.
The crown is a good example. CSIA advises that it should overhang every side of the chimney by roughly two inches so runoff drips clear of the brick. A flush crown shows up in the photos, and it explains a lot of the staining we find on the stack below it. Since CSIA relays the NFPA 211 standard of a yearly check for soundness and deposits, a wet winter is a good reason not to skip one.
Medina is an exclusive lakefront enclave with some of the region's most valuable estates, on Lake Washington, with large waterfront and estate homes.

No Washington law requiring one was found. CSIA does recommend a Level 2 inspection when a property changes hands, as an industry practice.
Under NFPA 211, Level 1 covers the readily accessible parts for routine checks. Level 2 adds accessible attics, crawl spaces and roofs plus video scanning, and is advised when something about the system changes.
