Bellevue, King County
A stainless chimney cap in Bellevue costs $235–$845 installed. A single round flue with a standard cap sits at the low end; a wide crown covering two or three flues, or a custom-sized cap for an unusual stack, sits near the top. It is one of the smallest jobs we do and one of the most useful in a climate this wet.

Look along a street in Somerset, Bridle Trails or West Bellevue and you will see every kind of chimney top: bare clay flues, rusted mesh from decades ago, and stacks where a cap blew off and was never replaced. An open flue takes rain straight into the firebox and smoke chamber, and it gives birds and squirrels a sheltered spot to nest.
Downtown Bellevue's population has more than doubled since 2010, to about 15,657 people living in 9,881 housing units. When a condo there has a direct-vent gas fireplace, the exhaust ends at a termination through an outside wall or up on the roof.
That termination is a listed part made for the appliance, not a generic cap. We do not swap it for an aftermarket one. If a termination is damaged, the fix is the manufacturer's replacement part, usually arranged with the building's management.
Every chimney cap installation we do in Bellevue includes:
Smoke coming back into the room, or a smell that won't go? Book the inspection first.
Book nowThe Bellevue cap problems we meet most are simple ones. A painted steel cap has rusted through, a cap was sized for one flue on a crown that has two, or mesh has clogged with soot until the fireplace smokes into the room. We measure each flue, fit a cap that clamps to it or covers the whole crown, and check that the mesh spacing lets smoke out freely.
Winter wood smoke is a real air quality problem in King County: in 2023, fine particles from home heating pushed levels above the Puget Sound Clean Air Agency's health goal on as many as three winter days. On burn ban days wood fireplaces must stay unlit, so many Bellevue chimneys spend long stretches of the wet season cold.
A cold, uncapped flue is still open to the sky. Fitting a cap before the season means the chimney stays dry through the weeks it is not in use.
Bellevue sits over the Seattle fault, which the state's Department of Natural Resources traces beneath the city. When the 2001 Nisqually quake struck, a regional survey of about 60,000 chimneys found 1,556 damaged, the worst of them along the fault's strands.
After a felt quake, CSIA recommends a Level 2 inspection, which includes the roof. If your cap has shifted or the crown under it has cracked, that is where it will show up.
On the roof we measure every flue and the crown, and photograph the top so you can see what is there now.
A cap for one flue or a single cap for the whole crown. The quote shows which one fits and why.
The cap is fastened so a winter windstorm cannot lift it, with mesh spaced to keep animals out without choking the draft.
Before and after photos are sent the same day, along with anything we noticed about the crown or flashing.

A cap is first on CSIA's short list of inexpensive ways to prevent water damage, alongside a proper crown, sound flashing and a water repellent. The institute's point is that water, not fire, does the most harm to masonry chimneys.
That weighs heavily here. The wet season starts in October, and in December and January western Washington records rain or other precipitation on 20 to 25 days a month or more, much of it falling straight down an open flue.
Bellevue is the Eastside's largest city and a major regional job center between Lake Washington and Lake Sammamish, on Lake Washington, with a mix of mid-century neighborhoods, older established homes and dense new construction downtown. We work every part of it — Downtown, Crossroads, Factoria, Newport, Somerset, Bridle Trails included.

$235–$845 installed. The range covers a basic single-flue cap up to a custom stainless cap spanning several flues.
Yes. A chimney you never light still collects rain and nests. The cap protects the flue whether or not there is a fire under it.
We look at the crown and flue top while fitting it. If we see something more serious, we photograph it and tell you; whether to book an inspection is your call.
